Tracts and Order of Auction

(See auction map for layout)

Tract 1: 287.8± Acres - Recreation & Pasture
Tract 2: 315.4± Acres - Clean Native Pasture
Tract 3: Combination of Tracts 1 & 2 - 603.2± Acres

Tract 1 - Recreation, Wildlife Habitat & Grazing

TRACT 1- Listing Link

287.8 ± Acres
SE/4 and part of the SW/4 of Section 2-17-2

Tract 1 combines quality native grass pasture with exceptional wildlife habitat, creating a property that is equally attractive to hunters, recreational buyers, and cattle producers.

The western portion features clean native grass pasture with approximately 70 feet of elevation change, naturally draining into a 3.5-acre pond. The pond was thoughtfully designed and constructed in 2012 in memory of Theresa and Neil Carlson and is locally known as "3 Finger Lake." The pond includes a well-built wooden dock and is stocked with fish. During inspection, bass were observed cruising the shoreline, making this an excellent fishing feature. The pond also attracts ducks and geese, providing additional waterfowl hunting opportunities.

The back quarter of the property is separated by good fencing and is well suited for rotational grazing, allowing livestock producers to manage forage efficiently while maintaining grass health.

Approximately 60 acres of diverse wildlife habitat lie along a scenic draw that holds a live spring-fed stream. Mature cottonwoods, elm, hackberry, cedar, and sandhill plum thickets create outstanding cover and travel corridors for wildlife.

This area supports whitetail deer, turkey, pheasant, and quail, and the property sits within roughly four square miles of largely roadless pasture, creating a secluded environment where mature bucks can escape pressure and reach their full potential. Several classic Smoky Hills sandstone outcroppings add striking natural beauty and showcase the unique geology that defines this region.

For the hunter or recreational buyer, this tract offers the rare combination of water, habitat diversity, seclusion, and scenic Smoky Hills views that make Kansas famous for producing trophy whitetails.

Tract 2 - Productive Native Grass Pasture

Tract 2 Listing Link

315.4 ± Acres
W/2 of Section 11-17-2

Tract 2 is a clean half-section of native grass pasture that would make an excellent addition to an existing ranching operation or grazing program.

Two ponds provide reliable water sources for livestock and wildlife, and an old windmill and stock tank are located between the ponds (currently not in operation).

The pasture features strong stands of native grasses including: Big Bluestem, Little Bluestem, Indian Grass, Switchgrass, Blue Grama, Buffalo Grass

Perimeter fencing is in fair condition, and the property is ready to be incorporated into a grazing system.

With large, open pasture and dependable water sources, this tract offers efficient grazing management, strong forage production, and long-term agricultural value.

Investment Potential

Land in this region has demonstrated consistent long-term appreciation.

According to Kansas State University Department of Agricultural Economics and the American Society of Farm Managers and Rural Appraisers, pastureland in McPherson County, Kansas has appreciated at an average rate of approximately 9% annually over the past five years.

In addition to appreciation potential, pastureland in the county generated average cash rent of $30.50 per acre in 2025, according to **USDA National Agricultural Statistics Service Kansas county cash rent values.

For investors, this property offers an attractive combination of:

  • Agricultural income potential

  • Strong regional land appreciation

  • Recreational and hunting value

  • Desirable Smoky Hills location

Properties that combine productive pasture, wildlife habitat, and recreational appeal continue to be among the most sought-after land investments in central Kansas.
