560+/- Acre Sandhills Ranch In Reno County, Kansas
Property Description: Located in the sandhills of western Reno County is this 560+/- acre ranch. There are 400+/- acres of contiguous pasture with another 160+/- acres located just one-half mile to the west. Multiple irrigated crop circles and dryland farm ground in all directions make this a perfect area for holding large numbers of whitetail deer. The ranch has been set up for grazing cattle and horses along with recreational activities. All four pastures have income potential and also provide tremendous opportunity for hunting upland gamebirds, waterfowl, turkeys, and deer. The northern pasture has gated access on two corners and over 20 acres of food plot area. The remaining acres contain a healthy stand of Little Bluestem and other native grasses, scattered cedar trees, and rolling sandhills. Three outer edges are lined with wide rows of large timber perfect for hunting deer or providing summer shade for cattle. On the south side of this pasture is 80+/- acres of un-grazed native grass, plum thickets and large areas of trees. This undisturbed area is a secluded wildlife refuge with no county roads touching it. A three acre area in the middle naturally holds water at times and contains class two soils, making it a perfect place to grow a fall planted food plot for deer. A Muddy Bull blind on a 10 foot tower stand sits on the western fence line and is included with the property. Accessing the tower blind from the west allows the thick timber and deer bedding areas to the east to be left undisturbed. Laying directly to the west of this 80 lies another quarter section of pasture. A solar powered well provides water year-round and attracts all kinds of wildlife. The well overflows from stock tanks into a shallow water marsh area and a small pond to the north collects rainwater as well. The habitat on this pasture is a mix of native grasses, plum thickets, and cedar trees with multiple food plots scattered throughout. On the western quarter section, located at the southwest corner of the intersection of West Lake Cable Road and Jordan Springs Road, is a tract set up for grazing cattle. A solar water well is centrally located on the north 80 with a tillable field that could be planted to forage sorghum in the summer or wheat in the winter. The south 80 contains a mix of timber and native grass areas along with a tillable field that could also be planted for winter cattle grazing. The owner is willing to divide this 560+/- acre ranch into separate tracts and a connected 80+/- acres with a house and multiple outbuildings is also listed for sale.
