Bidding will be by the acre, with the final bid multiplied by the total advertised acreage to determine the final contract purchase price.

Bidders must be pre-approved with their lender, if applicable, prior to registering. Registered bidders may be contacted by the auction company and required to provide proof of funds or lender pre-approval prior to being approved to bid.

A 10% earnest money deposit is due the day of the sale. Closing shall take place with High Plains Title on or before 30 days following the auction.

Taxes shall be prorated to the date of possession if possession occurs prior to closing. Title insurance and closing costs shall be split equally between Buyer and Seller.

The property is selling in its present "AS IS, WHERE IS" condition without warranties or guarantees, expressed or implied, by the Seller or Red Cedar Land Co. LLC. Buyers are responsible for conducting all inspections, investigations, and due diligence prior to bidding.

The property is being sold subject to any existing leases, easements, roadways, rights-of-way, restrictions, and applicable governmental regulations. The sale is not contingent upon financing, appraisal, or inspections.

Any mineral rights owned by the Seller shall transfer to the Buyer.

LLC reserves the right to establish bidding increments and to refuse, reject, or disqualify any bidder deemed fraudulent, illegitimate, not competent, or otherwise in violation of the auction terms. Red Cedar Land Co. LLC also reserves the right, with Seller approval, to extend, pause, or delay the auction.

The auction will feature a soft close. Any bid placed within the final three (3) minutes of the auction may automatically extend bidding for an additional three to five (3-5) minutes, with extensions continuing until no further bids are received within the applicable extension period.
