Tillable:  Tract 4 offers 67 +/- tillable acres consisting of Hord & New Cambria silt loams. There is 47 +/- acres on the north side of the creek & 20 +/- acres south of the creek. With the solar well & Ash Creek, the wildlife never have to worry about that. From a cover standpoint tract 4 also has everything you would need. The Ash Creek winds east to west across the entire length of tract 4. Other than a water source for the wildlife, the Ash Creek on tract 4 provides over a mile of winding creek bottom for those Kansas Whitetail to travel and never be seen from any road. One of the biggest habitat providers for both Whitetail & Upland birds on tract 4 is the income producing grass programs that were designed with wildlife habitat in mind. The cover provided by this grass acts as ideal bedding for Whitetail deer. You will be hard pressed to not flush pheasants & coveys of quail when taking a short walk through this grass. At first light, the constant whistles of Bobwhite quail & crowing of pheasants are enough to get the avid upland hunter excited. Regardless of what you are after, when it comes to Kansas wildlife, tract 4 of The Foster Farm & Wildlife Refuge will keep the avid outdoorsman satisfied and always looking forward to the next outing. 

CRP/Grass Program: There are two seperate grass programs on tract 4, both of which provide incomes on the upper level of most grass programs you will run across. There is 15.37 acres enrolled in the Kansas Upland Birds SAFE Program at $59.48/ acre providing an annual income of $914.00. Other than the SAFE Program, there is also 24.35 acres enrolled in the CRP Program at $66.18/acre providing an annual income of $1,611.00. Both programs combined provide an annual income of $2,525.00. Contracts on both programs end/are up for renewal on 09/30/2026. Buyers will assume the contracts on both grass programs upon closing.
