Auction Terms: 5% down day of sale. Closing shall be with High Plains Title. Closing and title costs split 50/50 between buyers and sellers. Pre-approved bidders only. Sellers have elected to have pre auction bidding, phone bidding, and live bidding. There is no buyers premium. Closing shall take place before the first of the year. All real estate and personal property selling "as is, where is". The sale is not contingent upon inspections from buyers. Possession - March 1st, 2022 or after cattle are removed by current tenants. Easement through the homestead to the irrigation pivot road.

Property Description: Irrigated land rarely hits the market in this area. This farm is located only a half mile from St. John blacktop, 2.5 miles from Dillwyn elevator, and 4.5 miles from St. John co-op. With excellent sandy loam soils this farm land can grow corn, soybeans, milo, alfalfa, cotton, feed, etc. The property is currently being farmed on shares with this years crops remaining with the sellers. Water right # 27680, 164 AF of water, and 660 GPM. There are approximately 120+/- acres irrigated, and 40+/- dryland corner acres. The irrigated and drylands were both planted to corn this year.
Mineral rights: Seller (grantor), hereby reserves unto herself, her heirs, successors and assigns, all of the oil gas and other minerals in and under said real estate and all producing mineral production for a period of twenty (20) years or as long thereafter as oil, gas or other minerals are produced therefrom. During the primary term of twenty years, Seller (Grantor) shall have the right to re-lease the said real estate for oil, gas or other mineral production even though it may extend beyond the primary term. The mineral interest shall remain intact as long as there is production in commercially producible quantities. If there is no producing minerals in commercially producible quantities or shut-in royalties at the end of the primary term, then Seller's (grantor's) interest shall cease and shall revert to the surface owner.
