Auction Location and Time: The auction will be held at Red Cedar Land Co. Corporate Office 2 NE 10th Ave. St. John, Kansas 67576. ( 1 Mile East of 281/50 HWY Round-a-bout ). April 16th, 2022 @ 11:00 a.m.
Auction Terms and Conditions: 10% down day of sale. Closing shall be with High Plains Title. Farms shall be sold in three separate tracts. Closing and title costs split 50/50 between buyers and sellers. Possession of the farmland after 2021-2022 winter wheat is harvested. Pre-approved bidders only. Sellers have elected to have pre auction bidding, phone bidding, and live bidding. Closing shall take place 45 days or sooner from auction date. No combinations as each tract will sell individually. What mineral rights the Sellers own shall transfer. All tracts selling subject to court approval.
Legal Descriptions: Tract 1 - 153+/- Acres in the SE/4 of 6-24-13. Tract 2 - 160+/- Acres in the SW/4 of 26-23-14. Tract 3 - 160+/- Acres in the SW/4 of 1-25-14.
Driving Directions: Tract 1 - From St. John, Kansas head west on 1st ave 2 miles. Turn south on NW 20th Ave and go 1/2 mile. The farm is on the west side of the road. Tract 2- From St.John, Kansas head west on 1st ave and go 5 miles. Turn north on NW 50th Ave and go 1 mile. The farm is on the east side of the road. Tract 3- From 281/50 round-a-bout go 4 miles south to SW 40th Ave. Turn west on SW 40th and go 3.5 miles. The farm is on the north side of the road.

Property Descriptions:
Tract 1 - Selling as 153+/- acres in the SE/4 of 6-24-13. Located just west of St. John, Kansas this farm lays flat and has great sandy loam soils. There is a total of 142+/- acres of tillable currently drilled to wheat with possession of the farm land after harvest. This farm has blacktop access from the south, and blacktop access 1/2 mile to the north. There is an active gas compression station lease totaling $1,200 per year (this years payments remain with the Sellers). There is a Stafford County lease that will be null and void after property sells, and the new owner will have the option to redo the lease. There is about 8 acres in the north west corner that has a half acre pond and mature timber. The pond would make for a great fishing hole or waterfowl hunting. Not being far away from the Rattlesnake Creek this property shows lots of deer and wildlife sign. By adding CRP or additional cover this tract would easily have great hunting!
Tract 2 - Selling as 160+/- acres in the SW/4 of 26-23-14. Located 4 miles from Dillwyn elevator and 5 miles from St. John elevator. There are 158+/- acres currently drilled to wheat. Possession is after the 2021-2022 winter wheat is harvested. Sandy loam soils with 1 to 3% slopes. This farm is located in a great upland game area and would make an excellent hunting farm if planted to CRP.
Tract 3 - Selling as 160+/- acres in the SW/4 of 1-25-14. Located 10 minutes southwest of St. John, Kansas this farm has 155+/- acres tillable farmland. The farmland is currently in crabgrass and being grazed by the Sellers. There is a water well in the southwest corner of the property. Sellers are keeping the solar panel, pump, and water tanks. Sandy loam soils with 0 to 5% slopes. This farm is located in a great upland game area and would make an excellent hunting farm if planted to CRP.
