Auction Info: The auction will be held at the Tescott Community Building, 101 Main, Tescott, Kansas 67484 on August 14th, at 6:30 P.M. All buyers will have the option to bid live, or by phone.

Property Description: Located on the Lincoln / Ottawa County line this tract consists of mostly native grass pasture with small crop fields and timber mixed within. The pasture is boundary fenced and tillable portions have cattle exclusion fencing. There is county road access on two sides of this property. FSA shows 17.66 total cropland acres and the remainder as grasses. A windmill on the north side of the property provides dependable water for livestock.
Soils on tillable portions include Wells-edalgo complex, 3 to 7 percent slopes and Tobin silt loam. There are approximately 11.5 acres of soybeans planted on the west tillable area and the tenant intends to plant Sudan grass on the other two small tillable areas. Auction Terms: 10% earnest money down day of sale. Pre-qualified bidders only - this sale is not contingent upon bank approval and is being sold As-Is-Where-Is. Closing will be with Scheibeler’s Title in Minneapolis. Title insurance and closing costs shall be split 50/50 between Sellers and Buyers. Taxes are prorated to the date of closing. There is no buyer’s premium. Real estate is selling with sellers’ confirmation of price. Sellers have elected to have phone bidding, and live bidding.
