Property Description:

This farm has great hunting for deer, turkey, quail, pheasent, and predators.  With an average to above average rainfall year there are flooded low spots that will hold ducks and other waterfowl.  This tract has two separate CRP contracts with the first being 20.54+/- acres at $64.57/yr expiring in 2026, and the second is 58.06+/- acres at $56.35/yr expiring in 2026.  Maintenance on the CRP has already been done for the year.  The south half has been lightly disked. There is a house with several out buildings.  The home is a bungalow style home built in 1910, approximately 990 sq ft.  The home is outdated and could either be fixed up or the farmstead could be utilized as a place to build a new house. The outbuildings could be used for storage or fixed up as well. Power and water are already located at the homestead.  The deer, pheasant, quail, and turkey utilize the cover from the CRP, and also are attracted to the irrigated and dryland crops nearby.
