The Flint Hills of Kansas is a special place, large praires, abundant wildlife and views no other area in the midwest can produce are just a few of the reasons this area is so sought after. Located in the heart of these hills this farm is a rare find, from live creek, elevation changes and custom home no other farm on the market will captivate you like this one. Sitting on one of the high hills in the southwest corner of the farm sits a 5 year old 1644 Sq. Ft. custom home. The homes expansive front porch over looks the landscape and offers sunsets that can not be rivaled. The open concept living space is perfect for the family or all of your hunting guests. The master suite has a large walk in closet, double vanities, shower and big bathtub. Guy's this will no doubt make your wife’s happy, especially after a long day out enjoying the farm. There are two bedrooms on the opposite end of the house, a bathroom and extra closet space. The home also has an office with high speed internet, ideal for working remotely or using the room for additional bunk space if all your hunting buddies are in camp. A newly constructed 36'x48' shop sits adjacent to the home, 3 large bay doors ensure that all of your equipment has a safe place to be stored. There is a finished room with heat and air adding to the areas for guests or an ideal spot for a mancave or hunting room. There is an old hometead on the farm, its currently used for storage and has 2 barns that are great for equipment, hunting stands etc.
The farm is honestly one of a kind, I get the opportunity to walk and get to know farms across Kansas and this one is one of my favorites. Leaving from behind the house you can walk to multiple food plot locations. These open areas are located in funnels where the deer come off of the adjoining farms to the creek bottoms to feed. Trails access the plots from multiple directions so you can easily slip into your stands without blowing out the deer bedded nearby. Heading east on the farm elevation changes the habitat from hardwood creek bottoms to cedar thicket native patches. These high bedding areas not only provide quality security cover but also have some awesome views of the surronding Flint Hills. Tucked a half mile from any roads is the back tillable field. This field is a destination food source for the deer and turkeys in the area, the current owner consistently sees 30 deer a night using this field. Whether hunting this area in the early muzzleloader season or during the frigid late season having a large food source will be key to consistently killing mature deer. Hickory creek winds through the farm, finding a clear flowing year round creek on a farm is a huge bonus. Not only does it provide a quality water source for the wildlife but is also a great place for the kids to fish and swim in the summer. On the north end of the farm is an additional tillable field, the way this field lays creates multiple pinch points and travel corridors for the deer. There will be stand locations for every wind scenario on this farm, couple that with the diverse habitat and food sources the farm will hunt simialr to farms 2-3x its size.
Location is always key, this farm is just 45 min east of Wichita and a few miles south of Highway 400, the farm is easy to access. The house is just 2 miles off of a paved road via a well maintained county road. There are additional recreational opportunities in the area as well with several state lakes within a short drive. It doesn't matter if you have been looking for your dream home in the country or a hunting farm with a place to stay this farm is one you won't want to miss out on and will only be offered for a very limited time.
