Property Description: -The Foster Farm & Wildlife Refuge Tract 3- Tract 3 consists of 220 +/- acres in Pawnee County, Kansas. Tract 3 of The Foster Farm & Wildlife Refuge offers everything from tillable/pasture acres to CRP & Oil income, along with wildlife habitat that has been untouched by the hunter for 30+ years.

Deer History: Take your time to look at all of the deer history over the last couple of years on this one! While the landowner never allowed hunting on this property, she did allow the well pumper to take photos of the wildlife every morning when he checked the pumping units. You can tell when scrolling through the pictures on this one that there is no shortage of trophy class whitetails on The Foster Farm & Wildlife Refuge.

Tillable:  Tract 3 offers 97+/- tillable acres consisting of Hord & New Cambria silt loams. There is 33+/- acres on the north side of the pasture/creek & 64+/- acres south of the pasture/creek. Being only two miles from the elevator in Pawnee Rock the tillable acres are in close proximity to a grain elevator and boast soils that would be a great addition to any producers portfolio. All of the tillable acres on tract 3 are made up of 2024's wheat stubble.

4 Year Crop Averages: Wheat: 57 bushels/acre. Milo: 95 bushels/acre

Possesion: The 97 +/-  tillable acres are currently under a 3 year cash rent lease agreement at $53.50/acre. Tenants are willing to negotiate on being bought out of the remainder of their cash rent agreement. 3 year cash rent agreement ending 04/01/2027. Call Cody Crook at (620) 617-7320 for more details/information.

Pasture: Tract 3 offers 63+/- acres of pasture outlined with 5 wire barb wire fence that is in top notch condition. Other than stellar fencing the pasture also offers three seperate water sources between the creek, pond, and the stock tank. There is a solar powered well that keeps the stock tank as well as the pond full, leaving no second guessing when turning your livestock out on those dry years. Between the well maintained fence and multiple water sources this pasture is move in ready for the producer looking to add acres to their pasture/grazing portfolio. With plenty of trees on this pasture there is also plenty of cover for your livestock, providing more than enough shelter/shade for year round grazing/calving opportunities.

For The Outdoorsman: Tract 3 of the Foster Farm & Wildlife Refuge has every single thing the passionate outdoorsmen/conservationist could ever want. For 30+ years there has been extensive efforts put towards making sure the wildife in the area always have a safe place to take refuge on Ms. Fosters Wildlife Refuge with no pressure. At first glance of tract 3 you will see from a habitat standpoint there is not much more you could ask for. In this part of Kansas one of the main key factors to holding deer & upland birds year around is consistent water. With the solar well & pond, the wildlife never have to worry about that. From a cover standpoint tract 3 also has everything you would need. The Ash Creek runs east to west across the entire length of the pasture portion of tract 3. Other than a water source for the wildlife, the Ash Creek on tract 3 provides nearly a mile of winding creek bottom for those Kansas Whitetail to travel and never be seen from any road. One of the biggest habitat providers for both Whitetail & Upland birds on tract 3 is the income producing grass programs that were designed with wildlife habitat in mind. The cover provided by this grass acts as ideal bedding for Whitetail deer. You will be hard pressed to not flush pheasants & coveys of quail when taking a short walk through this grass. At first light, the constant whistles of Bobwhite quail & crowing of pheasants are enough to get the avid upland hunter excited. There is a 2 +/- acre well fed pond on tract 3 providing not only fishing opportunities but also waterfowl. Cheyenne Bottoms Refuge, as well as Quivera Wildlife Refuge are not far from this property and it wont take you long when talking to the locals to figure out that the Pawnee Rock area is one of the few areas where birds from both refuges consistently meet up to feed and rest. From September Teal & Dove, to the more predominent species of waterfowl that make their way south throughout the fall & winter, expect to get ample opportunities to harvest multiple different species of migratory birds. Regardless of what you are after, when it comes to Kansas wildlife and even migratory birds, tract 3 of The Foster Farm & Wildlife Refuge will keep the avid outdoorsman satisfied and always looking forward to the next outing.

CRP/Grass Program: There are two seperate grass programs on tract 3, both of which provide incomes on the upper level of most grass programs you will run across. There is 25.04 acres enrolled in the Kansas Upland Birds SAFE Program at $60.00/ acre providing an annual income of $1,502.00. Other than the SAFE Program, there is also 32.53 acres enrolled in the CRP Program at $68.03/acre providing an annual income of $2,213.00. Both programs combined provide an annual income of $3,715.00. Contracts on both programs end/are up for renewal on 09/30/2026. Buyers will assume the contracts on both grass programs upon closing. Buyers have 10 business days to transfer contracts after closing.
