5 Tract Overview
Located one mile east of Albert along Walnut Creek, this 1,044-acre property offers a strong combination of productive cropland, pasture, and valuable water rights. The land is primarily flat, with little to no topographic change outside the riparian cover of Walnut Creek and Boot Creek. Some acres were previously laser-leveled for flood irrigation.
All five tracts offer excellent county-road access, and the nearest grain facility is approximately one mile west in Albert-helping keep grain-hauling distances short.
Four of the five tracts include a combined 707 acre-feet of water allocation across four separate permits, including 305 acre-feet of senior water rights. The property also features 784.5+/- acres of productive Class II soils and 247+/- acres of pasture.
Agricultural and recreational potential
The property's water rights are its defining feature, complementing land that is top-tier in many other respects. These rights offer potential for both agricultural and recreational use. From an irrigation standpoint, the land could be flood-irrigated and/or developed with a center pivot. The water allocation across most of the wells may also support waterfowl habitat development, creating a compelling recreational opportunity. In addition, the water may offer the potential for transfer to other properties, subject to applicable requirements, and could be of interest to nearby landowners seeking additional water.
Deer/Turkey
The majority of the property offers the food, water, and cover needed to support both whitetail deer and wild turkeys. Located in Kansas Deer Management Unit 5, an area known for producing trophy whitetails, the property benefits from Walnut Creek and neighboring crop fields that provide valuable habitat. Creek systems often serve as natural travel corridors for deer, offering opportunities to pursue mature whitetails during the Kansas rut.
