Located north of Rozel on the south side of the correction line, this 155.9±-acre parcel offers pasture acres, CRP income, and native grass acres that have recently been used for hay production. Additional details are provided below.
Legal Description: S04, T21, R19, Lots 3 & 4 and S2 NW4, less right-of-way
Soil: The soil composition consists primarily of Class VI Nibson-Wakeen and Class II Harney silt loams.
Topography: The parcel consists of slopes ranging from 1% to 20%. The elevation range is approximately 71.9 feet, with a standard deviation of 19.6 feet.
CRP: There are currently 76.95 acres enrolled in a 10-year CRP contract paying $41.19 per acre and producing approximately $3,170 annually. The current contract expires September 30, 2031. Pasture: Approximately 53.3± acres consist of pasture enclosed by barbed wire fencing. These acres are currently being grazed.
Native Grass: Approximately 25.65± acres of native grass are located in the center of the parcel between the CRP and pasture acres. These acres have recently been hayed.
Possession & Tenancy: The sellers currently have a year-to-year verbal grazing agreement with their tenant. Possession of the pasture acres will be subject to the tenant’s rights.
Mineral Rights: All seller held mineral rights will convey to the buyer at closing. There is currently no mineral production.

Real estate is not selling subject to any inspections or bank approvals. Sellers interest in mineral rights shall transfer to the buyer upon closing. All boundary lines, fencing lines, and acreages are approximate and not guaranteed. Sellers have selected to have online bidding only. Bidders use the online bidding platform at bidder's sole risk.
