Tenancy: The sellers are currently in a verbal 1/3–2/3 crop share agreement covering all tillable acres. The tenant will retain their 2/3 interest in all acres drilled to wheat. The buyer will assume the sellers’ 1/3 interest in any growing crop.
Possession: Possession of both the tillable and pasture acres will be subject to the tenants’ rights.
Mineral Rights: All seller held mineral rights will convey to the buyer at closing. There is currently no mineral production.

Real estate is not selling subject to any inspections or bank approvals. Sellers interest in mineral rights shall transfer to the buyer upon closing.
